Solutions in action: A case study from Rathfarnham, Dublin

To provide a real-world example, let’s venture into a recent refurb and extension job we had in Rathfarnham, Dublin. The client had a budget of 525k, but when we ran the numbers, the tendered costs nearly reached 600k. A potential budget overrun of 75k!

Faced with this, the clients asked: Does that mean we can’t build our dream home? It’s a reasonable question. And our first response? We don’t want to cut corners or cut the essentials. After all, we believe every person’s home is their castle. 

In our experience, making adjustments doesn’t mean sacrificing quality or dreams. Together with the PQS, architect and client, the brainstorming began. 

Here’s how we approached the challenge:

1. Windows

  • We asked the clients if there were particular styles or functionalities they were looking for. Understanding that different windows come at varying costs and with different performance levels helped us find a balance between function and finance.

2. Provisional BER 

  • Once completed, this guided our decisions on heating systems, electrics, and overall U-value performance, ensuring energy efficiency without breaking the bank.

3. Heating Systems 

  • We weighed the pros and cons of options like underfloor heating versus radiators and solar panels versus gas boilers. The client’s choice determines the budget trajectory. 

4. Electrical Choices 

  • We asked if they needed brass sockets upstairs. Decisions like the finish of sockets or the choice of light fittings can influence costs and not just in the short term. For example, LEDs last longer than traditional bulbs, are more energy efficient and don’t emit heat. 

5. Kitchen Designs & Utilities 

  • We explored diverse kitchen styles and appliances, finding ones that matched the client’s vision but were friendlier to their wallet because the options are vast, just like with windows. 

6. Paint Selection

  • Quality paint doesn’t always mean the priceiest. While Farrow & Ball might be the go-to for many, we ensured a premium finish without the price tag we ensured a premium finish without the price tag by considering alternatives like Dulux or Colourtrend.

7. Roofing Material 

  • Choices in roofing finishes, from tiles to zinc, can have varying costs. Here, finding the right fit was key.

By the end of our collaboration, we trimmed the costs down to 520k. The beauty of it? The home’s size, performance, and finish remained intact.
